Lease Terms

Individual leasing, lease length, transfers, and insurance

Rent at West Pine Lofts is priced per bed. Each resident signs for their own bedroom and is responsible for their own portion of rent, not a roommate's share.

West Pine Lofts offers both academic-year and standard 12-month lease terms. Leasing staff can help determine which term fits a given move-in timeline.

A reletting fee equal to 100% of one month's rent applies if a lease ends early and the bed or unit is released back to the community. A reassignment fee, also 100% of rent, applies if the obligation is transferred to another resident. Contact the leasing office to walk through the exact process.

Yes, a unit or bedroom transfer is available for a $300 transfer fee, subject to availability. Contact the leasing office to request one.

Yes, double occupancy is available for an additional occupant fee of $100 per month, per leaseholder.

Yes. Residents can carry a third-party renters liability policy, with cost varying by provider, or enroll in the community's Renters Liability and Content Property Program for $16 per month. A $16 per month non-compliance fee applies if proof of insurance isn't provided.

What's included, what's billed separately, and move-in costs

Move-in costs typically include a $50 application fee per applicant, a $100 administrative fee, a $95 move-in technology fee, and a refundable security deposit ranging from $0 up to 200% of one month's rent depending on qualification.

Water, sewer, and trash service are included. Electric is usage-based and billed separately to the resident. An $85 renewal technology fee applies at lease renewal, mirroring the $95 fee charged at move-in.

A $75 late fee applies to rent paid after the due date. A $50 returned payment fee applies if a payment doesn't clear. Contact the leasing office to confirm the exact due date and grace period on a specific lease.

Move-In & What's Included

Furnishing and move-in timing

Yes. Every 1- and 2-bedroom home comes furnished as standard at no extra cost: a living room package (sofa, accent chair, coffee table, TV console, breakfast bar seating) and a bedroom package (bed frame with headboard, mattress, nightstands, dresser, and a walk-in closet).

Early move-in may be available for a $400 fee, subject to unit readiness and approval. Contact the leasing office to check available dates ahead of a standard lease start.

Leasing Process

Qualifying, guarantors, and international applicants

A guarantor is generally required unless a resident financially self-qualifies. Any guarantor must be a U.S. citizen and meet the community's standard income and credit requirements.

Yes. West Pine Lofts welcomes international students who meet leasing qualifications. A passport number or visa information typically serves as identification. Students without a U.S. guarantor can ask the leasing office about alternative qualification options, including a prepaid security deposit or a guarantor waiver program — contact the office directly to confirm current pricing on these programs.

Parking & Security

Gated parking, access control, and lockouts

Yes. West Pine Lofts offers gated parking, with a premium lot available for $40 per month and an overflow lot for $50 per month. Contact the leasing office for current space assignment.

West Pine Lofts has controlled building access and a private, locked entry on every bedroom, using a key fob system. A $50 fee applies to replace a lost fob, and a $50 fee applies for after-hours lockout assistance.

Pets

Pet fees and accommodations

Yes, West Pine Lofts is pet friendly. A one-time pet fee of $300 and monthly pet rent of $30 apply per pet. Residents are expected to keep pets leashed in common areas and clean up after them; violations carry separate fines. Service animals and emotional support animals are accommodated in accordance with applicable fair housing laws, regardless of standard pet policies and fees.

Current Residents

Portal access and replacement keys

Current residents manage rent payments and lease details through the resident portal at wpl.residentportal.com.

Replacement fees are $25 for a bedroom key, $50 for a key fob, and $25 for a mailbox key.
